Financial Services

  • Collect common charges, late fees, and other income.
  • Establish and administer bank accounts.
  • Monitor and follow-up on delinquent accounts and report to Board monthly.
  • Administer accounts payable and reconcile bank accounts monthly.
  • Prepare monthly financial reports.
  • Prepare an annual budget and monitor monthly.
  • Administer payroll using outside service.
  • Assist Board in managing reserve fund.
  • Administer insurance program.
  • Provide all financial information to assist accountant for annual or special audits and year-end report.
  • Assist consultant in all tax certiorari proceedings.

Building Management

  • Implement and enforce all rules, bylaws, procedures and recommend revisions when appropriate.
  • Manage Staff by developing and implementing job descriptions.
  • Meet regularly with staff.
  • Represent condo in any Local 32B/J hearing or arbitration.
  • Routine building inspections to oversee projects.
  • Liaise with Board of Managers through written, e-mail, and telephone communications in order to administer the business of the condominium.
  • Prepare contract and bid specifications for repairs and capital improvements per Board; send out requests, receive proposals, and prepare for Board consideration.
  • Initiate, record, and process all work orders.
  • Act as liaison with accountant, attorney, and city agencies.
  • Prepare all required written documentation, including correspondence, agendas, meeting notices, etc.
  • Review applications for resale to secure the Board of Managers’ “Waiver of Right of First Refusal,” presenting completed applications for Board review.
  • Handle all required building filings including but not limited to, property, elevator, boiler, and owner registrations with the Department of Finance, Fire Department, Environmental Control Board, and other mandates.
  • Periodically review existing building contracts for effective service and compliance. Upon consultation with Board, enter into or change existing contracts for necessary services for the building.
  • Attend to complaints of unit owners and their tenants.
  • Handle all sponsor related issues on behalf of the Board of Managers.
  • Handle all code compliance issues.
  • Generally, do all things reasonably deemed necessary or desirable by the Board of Managers for the proper management of the building.
