Boutique buildings deserve more than boutique attention.
Small and mid-sized buildings aren't a side business for us. They're the whole business. Intimate communities where personal service is the baseline, not an upgrade.
At the big firms, your co-op or condo competes for attention with 200-unit towers. At Sandberg, your building never waits in line.

The principals are the practice.
Sandberg Management Corp. was founded in 1994 by Louis Sandberg, who built the firm from the ground up with a singular focus on boutique residential communities. Marsha Kolker joined in 2003 and today serves as co-owner and CEO, leading the company's growth and day-to-day operations.
Together they built a firm around small and mid-sized buildings, many of them Landmark or Historic. High expectations. No margin for error. Hire Sandberg and you get the people whose name is on the door.

Boards stay with us for decades.
We know our manager by name and he knows our building by heart. In fifteen years we have never once been handed off to a call center.
Our facade project came in on schedule and under budget. They brought us qualified engineers and architects to choose from and kept our board informed at every stage.
The monthly reporting is clear enough that our whole board can read it. Questions get answered the same day, not the same week.
